Understanding The Costs

The Key Costs: Outlined

What You Can Expect To Pay

When considering how much is a lodge to buy, transparency matters. At Seven Springs Holiday Park, we provide complete cost clarity before you commit. This page breaks down purchase prices, annual fees, and running costs so you can make an informed decision with confidence.

The Key Costs: Outlined

Initial Purchase Costs

Your investment covers the lodge purchase, delivery, siting, and connection to services. Optional extras like decking or furniture can be added. Lodge prices vary significantly based on size, specification, and manufacturer. For example, pre-owned lodges start at £75,000, while premium twin-unit lodges on prime pitches can reach £200,000 or more.

Annual Site Fees

Seven Springs site fees are £4,880 (inc VAT). These fees cover pitch rental, grounds maintenance, security, and access to park facilities. Site fees are reviewed annually, with increases typically aligned with inflation for cost predictability. We offer exceptional value compared to other premium parks in Wales.

Utilities and Services

Utilities and Services

Electricity is metered and charged based on actual usage. Gas is piped to your lodge and is charged annually for regular use. These costs depend on visit frequency and heating preferences.

Insurance Requirements

All lodges must be insured for structure and contents. We work with specialist holiday home insurers offering competitive rates. This is charged annually based on your lodge’s value and coverage level. Insurance is separate from pitch fees.

Insurance Requirements

Maintenance and Upkeep

Holiday lodge maintenance is minimal compared to traditional property. It is charged annually for routine servicing (gas safety checks, boiler maintenance) and minor repairs. Our on-site team handles most jobs at competitive rates.

Council Tax Considerations

Lodges used solely for holidays are typically exempt from Council Tax. Your lodge cannot be your main residence, and annual occupancy restrictions may apply. We’ll explain the regulations to ensure compliance.

Please note Seven Springs is not a residential park. You cannot live here permanently, and lodges cannot be listed as your main address.

Offsetting Costs Through Subletting

Many Seven Springs owners rent their lodge when not in use. Our premium letting service can generate thousands of pounds annually, potentially covering most running costs. Rental income varies by lodge size, specification, availability, and booking weeks. We cannot guarantee fixed returns, and subletting should be viewed as cost-offsetting rather than primary income.
